Heating Instructions
Central Heating:
The property has central heating set to run continuously to maintain warmth throughout this period building.You only need to adjust the temperature using the Hive thermostat.
Thermostat location: On the stairs, opposite the downstairs bathroom
How to use: Simply twist the dial to select your desired temperature. The heating will automatically reach that temperature and turn off when achieved.
Snug Heating:
The snug has two oil heaters set to come on automatically via timer. Please leave these on to ensure warmth at the end of the house. (Note: The wood burner in the snug is not in use.)

Television & Streaming
There are smart TVs in the lounge (55-inch), kitchen, snug, and master bedroom. Each TV is internet-connected, and you’ll need to log into your own apps. We can provide Disney+ access if requested.
Important: The TVs do not receive terrestrial or digital Freeview channels – they operate purely on smart features. The main lounge TV is a Samsung Smart TV with all standard apps available.
Cinema Room
A dedicated cinema room is available with a Blu-ray player. The room only plays Blu-ray discs, so please bring your favourite Blu-rays.

Working Fireplace (Living Room)
We provide wood, kindling, and firelighters to get you started. Extra supplies can be purchased from the garden centre in Aylsham.
Master Bedroom Waterbed
The emperor-sized bed in the master suite is a waterbed – a feature the previous owners invested heavily in and say is one of the things they miss most about living here!
We kindly ask that you please do not jump on this bed or any bed in the property. We perform regular maintenance to keep it topped up.
The bed has a natural heater built in. The temperature dial is beside the bed – we recommend keeping it around the 25-28 mark. It may take a little getting used to, but we hope you enjoy a well-supported sleep!
Snooker/Pool Table
The dining table converts into a snooker table, making this room truly multi-functional. The table seats up to fourteen for dining, perfect for long meals, celebrations and shared evenings. All balls, cues, and chalk are provided in the side stand.
How to convert: Take care when lifting the table leaves as they are heavy. Please place them gently on the floor near the window.
While playing: Be careful not to knock the windows or mirror. Please do not place drinks on the green felt. It costs over £800 to refelt the table if there are tears or spills.
Book Collection
Please do not remove books from the property. Some of these books date back to 1850, and we’re trusting you as our guest with this valuable collection. Feel free to read and peruse them during your stay.

Inside Bins
There are two bins in the kitchen area. One is for general refuge and one is for recycling, including glass.
Outside bins: Opposite the entrance porch on the driveway (2 green bins and 2 grey bins)
Please remove all rubbish and bag everything at the end of your stay. Use the bins provided or take items home with you. Our team manages bin collection day rotations to ensure bins are always available.
Pets
Up to 4 dogs are welcome by arrangement! A £35 fee per pet applies for the full stay.
Dog-friendly areas: Some garden areas are enclosed and dog-proof. The courtyard is fully fenced and dog-secure. The white gated door at the end of the courtyard opens onto a grassy area, which is also fully secure. Lower lawns and meadow areas are open.
Please: Pick up after your dogs at the end of your stay. Poo bags are provided in the snug area drawers.
The utility room shower is ideal for washing muddy paws or giving pets a rinse-down after walks.

We would love for you to have a risk-free break at the apartment, but there are a couple of points that would be useful to know during your stay.
In case of fire
There is a fire blanket provided on a wall within the kitchen area. If possible, do immediate first aid and firefighting measures, but don’t put yourself at risk of injury. If the fire cannot be controlled, then vacate the property, and if able, please close windows and doors to control the spread of the fire. Then call 999 immediately.
Emergency Exits
• Main front door
• Rear door leading to courtyard from the snug
• Back door (not normally used but available – one bolt to undo)
Use the nearest exit and make your way to the roadside away from the building
Whilst it is unlikely that you will need to evacuate the building, for your safety, we would suggest that you locate the above safety measures soon after your arrival.
*There are no scheduled fire alarm tests during guest stays, so if you hear an alarm, it is the real thing.
In case of a Carbon Monoxide Alarm sounding
Evacuate the home immediately. If you are feeling unwell, call 999 if it is an emergency.
If there are gas appliances in the property, do NOT smoke, do NOT turn light switches on or off, and DO NOT do anything to create a spark
Please call our emergency number outside of hours to advise us of the issue.
In case of a flood
Should there be a need to turn off the water within the property, the main stop cock tap can be located in the cellar.
In the case of electrical supply
The fuse box is located in the hallway above the doorway next to the piano. Should any power need to be restored, please call Ginger & Gold Customer Service for assistance.

There is a first-aid kit under the kitchen sink. Please use what you need and message us so we can replace items for our future guests.
