Everything! We handle guest communication, bookings, pricing, cleaning, maintenance coordination, and reporting—so you don’t have to.

We charge 15% of gross income, deducted from bookings before payout. For premium properties (4+ bedrooms, outstanding design, or unique homes), we may offer a lower management fee—contact us to discuss your property.

Yes! You have full control over your calendar and can block out dates for personal use at any time.

We use strict vetting processes to ensure responsible guests, including:

Unlike long-term lets, your property is checked every time a guest leaves.

Yes, your home will need to be fully furnished. Guests expect a comfortable, well-equipped space, including furniture, cookware, and all essentials for a short-term stay.

💡 Need help? We can advise on furniture leasing, provide a custom set-up service (quoted separately), and send you furnishing guides & recommendations.

Yes, as the owner, you’ll cover utilities (electricity, water, internet, council tax, etc.)—just like you would in a long-term rental.

💡 However, the higher income from short-term lets helps to offset these costs. There may also be tax-saving advantages, which we can advise on.

You’ll receive a monthly report on the 12th, and payments are made via bank transfer on the 15th of each month.

We ask for three months’ notice to end the agreement. If you need to exit earlier, there is a £499 termination fee to cover admin and cancelled bookings.

💡 Why do we charge this? Unlike other companies, we don’t charge an upfront setup fee, so a lot of time and effort goes into getting your property ready for bookings. This ensures fairness if an owner decides to stop shortly after starting.

That said, most of our owners stay with us for years, as they see great returns and value in our service.

This means that like for like properties (size and location) we guarantee above average market results (based on Airdna data) if not we will lower our management fee.
