Terms of stay: We ask for a digitally signed rental agreement, photo ID, and a security deposit or rental waiver for protection.
Extras: Travel cot and high chair available for £30 with 24 hours' notice.

Access
Check-in is easy and self-service. We send a keybox code by email before you arrive, so you can let yourselves in at a time that suits you.
Please note there are four steps up to the front door. Once inside, the whole home is on one level with no internal stairs. If anyone in your group has limited mobility, do get in touch before booking and we will happily talk it through.
Out front there is free off-street parking for two cars, plus easy on-street parking. The garage on site is kept for our management team and is not part of the guest space.

Norwich city centre: about 20 minutes by car via the Outer Ring Road
Bus 29: roughly an 11-minute walk to the stop, then about 17 minutes to Castle Meadow in the city centre
Asda superstore: about a 10-minute walk or a few minutes by car
Highball Climbing Centre: 9-minute walk or 2-minute drive
Costa: 13-minute walk or 4-minute drive
Norwich train station: about 17 minutes by car or taxi, with direct trains to Great Yarmouth and Sheringham
Wroxham and the Broads: about 19 minutes by car

Neighbourhood
Hellesdon is an easy-going suburb on the edge of Norwich, with the everyday things all close to hand. McDonald's about three minutes on foot, and a big Asda for the weekly shop around ten minutes' walk or few minute drive. The Whiffler, the local Wetherspoon, sits on the corner of the road 1 minute away and Highball Climbing Centre is a nine-minute walk if you fancy something more active. There is a Costa around thirteen minutes away on foot too.
When you want to head further out, Norwich city centre is about twenty minutes by car, with its Norman cathedral, cobbled Lanes and good independent food scene. Wroxham, roughly nineteen minutes' drive, is the spot for boat trips and riverside pubs on the Broads. Blickling Hall and its grand National Trust grounds are around twenty-five minutes away, and Cromer, a lovely run out for fish and chips by the sea, is about thirty-eight minutes by car.

Space
Bedrooms
Three bedrooms sit off the hallway. One has a king bed, one a double, and one a single. Each has a memory foam mattress, hotel-quality white linen and room-darkening venetian blinds, with bedside tables in every room, a clothes rail in the main bedroom, and an iron and ironing board to hand.
Living and dining
There is comfortable seating for five around a wall-mounted 55-inch smart TV, with throws, blankets and a fan for warmer days. The WiFi runs at a quick 72Mbps, easy for work calls or streaming. The dining table seats six.
Kitchen
The kitchen was recently refitted and has everything you need: a large fridge freezer, dishwasher, oven, hob, microwave, kettle and toaster. We leave tea, coffee and sugar to start you off, along with toiletries in the bathroom and all your towels.
Bathroom
The family bathroom has a large bath with a rainfall shower over it, a vanity unit, toilet and mirror. The water pressure is excellent, and there is a hairdryer in the drawer.
Outside
Out front there is a small garden, and at the back a few steps lead up to a good-sized lawn, ideal for a morning coffee or for the children to play. The home is semi-detached, so we ask guests to be mindful of the neighbours.
