THE LAYOUT
A small entrance porch opens into the heart of the home. The kitchen is on your left, with a four-seater dining table, full cooker and hob, large fridge-freezer, microwave, air fryer, washing machine, plus all the crockery, pans, and cutlery you need to cook properly. The lounge sits on your right with comfortable seating and a 50-inch smart TV. A downstairs WC handles busy mornings, and the understairs cupboard holds an ironing board and clothes rack.
Upstairs, the main bedroom is a comfortable double with an en-suite shower room, built-in wardrobe, blinds for privacy, and lamps either side of the bed. The second bedroom is a single with built-in storage and a desk, useful if one of you needs to catch up on emails or a child wants their own space. The family bathroom has a bath with overhead shower, ideal for a long soak after a day on the Broads.
Out the back, the enclosed garden is around 20 sqm of grass and patio with outdoor furniture, a quiet spot for a morning coffee or an evening glass of wine.

THE LOCAL AREA
Poringland has a Tesco supermarket, convenience stores, a petrol station, fish and chip shop, several takeaways, cafés, and an artisan bakery. The Railway Tavern is the local pub for food and a pint, and Zak's American Diner serves milkshakes and fantastic burgers for the nights you cannot face cooking.
Norwich city centre is 15 minutes by car, with John Lewis car park the quickest and closest from this side at around 13 minutes (St Andrew's, Chapelfield, and Castle Mall also nearby). The Lanes, Norwich Cathedral, and Norwich Castle are all within easy reach.
For slower days, Whitlingham Country Park (10 minutes) offers lakes, watersports, and walking paths. Surlingham Church Marsh is a peaceful Broads loop, with two riverside pubs worth knowing: The Ferry (open seven days a week) and Coldham Hall Tavern. Caistor St Edmund Roman Town and Bramerton Common are also short drives.
Further afield, the north Norfolk coast at Cromer, Wells, and Holkham is around 45 minutes for a proper beach day. BeWILDerwood and Hickling Broad make easy family days out within an hour.
