THE LAYOUT
A small entrance porch opens into the heart of the home. The kitchen is on your left, with a four-seater dining table, full cooker and hob, large fridge-freezer, microwave, air fryer, washing machine, plus all the crockery, pans, and cutlery you need to cook properly. The lounge sits on your right with comfortable seating and a 50-inch smart TV. A downstairs WC handles busy mornings, and the understairs cupboard holds an ironing board and clothes rack.
Upstairs, the main bedroom is a comfortable double with an en-suite shower room, built-in wardrobe, blinds for privacy, and lamps either side of the bed. The second bedroom is a single with built-in storage and a desk, useful if one of you needs to catch up on emails or a child wants their own space. The family bathroom has a bath with overhead shower, ideal for a long soak after a day on the Broads.
Out the back, the enclosed garden is around 20 sqm of grass and patio with outdoor furniture, a quiet spot for a morning coffee or an evening glass of wine.

Poringland is one of those villages just south of Norwich that does not look like much on a map but has more on its doorstep than most. In the village: Tesco supermarket and a couple of convenience stores. Petrol station. The Railway Tavern for food and a pint. Fish and chip shop and several takeaways. A couple of cafés and an artisan bakery. Zak's American Diner for milkshakes and fantastic burgers. Norwich city centre, 15 minutes by car: The Lanes for independent shops. The Norfolk Broads, on the doorstep: Surlingham Church Marsh, a peaceful Broads circular walk around 13 minutes away. Two riverside pubs in Surlingham: The Ferry (open every day) and Coldham Hall Tavern. The coast, three directions: South to Suffolk, Southwold is elegant and open year-round, around 45 minutes. East to Gorleston, the nearest beach at around 35 minutes. North to Cromer and Wells on the north Norfolk coast, under an hour. From Poringland the Suffolk coast is often quicker than the better-known north Norfolk villages. Further afield: Whitlingham Country Park (10 minutes) for lakes and walking paths. BeWILDerwood and Hickling Broad, easy family days out within an hour. Poringland is residential, friendly, and well-served.
